He inspects everything and produces a report (ours were 92 and 66 pages respectively) with a tremendous amount of detail. This is very helpful when working with the sellers on what repairs you expect them to either perform or reimburse you for. The thing I liked best about him, however, was the way he worked with us. We accompanied Ed on the inspection (a practice I would highly recommend, regardless of what inspector you use) and he took time to explain everything he was doing. What he was looking for. My wife and I were suburbanites and had never had to deal with well water, septic or heating oil and he took the time to educate us. He gave us all the time we wanted and answered all our questions fully and understandably. When purchasing a new home, I had the pleasure of working with Ed twice in the last month or so. Twice because he uncovered some serious issues with the first house we had a contract on which saved us from making a terrible mistake that would have cost us tens of thousands of dollars and years of headaches. The second house went much better. I would (and have) recommended Ed to anyone. He was on time, professional, thorough, knowledgeable and has a great bedside manner. I wouldn’t use anyone else, given the opportunity.

As first time home buyers we decided to go with Heartland Inspections since the reviews looked great online and our realtor also suggested them. Ed answered my initial call and was extremely friendly, he even responded quick via text when I had questions pre inspection. Lee was our inspector and I can not say enough great things about him! However, when my fiancé and I found Ed, the owner of Heartland Home Inspections, all of our concerns were solved, answered, and addressed in a manner that was extremely professional, but simple to understand. As we are first time home buyers.

His inspection report was extremely comprehensive, which consisted of high definition photos of not only just Potential areas of concern but photos of what it should look like with the proper remediation.

This was amazing for us and our representation which has assisted us greatly as first-time buyers.

He answered all our questions, showed us everything from the main gas shut off, to tips which help reduce your expenses during the few hours we spent together at the inspection.

He and the team at heartland home inspections were always a simple phone call or text message away if we had any questions and on the day of the inspection, were early and didn’t even say a word about the cold weather/ light rain.

My fiancé and I couldn’t have found anyone better to work with.

If you are a first-time buyer like me and are nervous about the inspection, do yourself a favor and hire Ed Novak from Heartland Home Inspections. It was one of the best investments we made.

Great service! He is very experienced and knows what to look for that will provide a very thorough/complete inspection. I walked the inspection with him and learned a lot from the experience.
